What Situations Call for an Emergency Board-Up?

If a person, an animal, or a rainstorm can get through an opening, it needs to be covered the same night. That means shattered or missing glass, a door kicked off its strike plate, a hole where a vehicle hit the wall, and windows blown out in a fire. An open, empty building can draw thieves or squatters within hours.

Does Boarding Up Damage the Window Frame or Siding?

Not when it's done right. For most windows, we cut 1/2- to 5/8-inch CDX plywood to overlap the opening and screw it into the framing rather than nailing it, so it backs out cleanly once the new glass is in. On storefronts and other openings we can't screw into, we use through-bolts with 2x4 strongbacks on the inside. They clamp the panel tight and leave only a few small holes to patch.

Why Is Water Still Getting In Behind the Plywood?

Usually the panel sits flat against the siding or brick with nothing sealing the top edge, so wind-driven rain runs down behind it. Caulking the top edge, lapping poly sheeting or house wrap behind the board, or tarping the opening before the plywood goes on will stop most of it. If the drywall or flooring underneath is already wet, get fans and a dehumidifier running within a day or two. A sealed-up room grows mold fast.

Should You Wait for the Insurance Adjuster Before Boarding Up?

No. Most homeowner policies require you to prevent further damage, and an emergency board-up is typically covered as part of the claim. Photograph the damage before anything goes up, and keep the invoice. Leaving a hole open while you wait can give your insurer grounds to deny the water or theft losses that follow.

How Much Does Emergency Board Up Cost?

Emergency board-up typically runs between $285 and $2,450 for a single call-out. The number of openings to cover is the biggest driver. Storefronts that need through-bolts and 2x4 strongbacks cost more than jobs done with screwed-on plywood, and dispatches after midnight or on holidays raise the price. Second-story windows, fire-damaged framing, and extra poly sheeting or tarping to keep out wind-driven rain also add labor and materials.
